Land Developers in Blackfalds, Alberta Hentosz Developments, a Division of Hentosz Resources Ltd. is introducing our new residential land development in Rolling Hills Estates in Blackfalds, Alberta.

Rolling Hills Estates is a 53-acre residential development located in the southwest corner of the Town of Blackfalds. It is bound by existing residential development to the north and northeast, the railway tracks to the east, South Street to the south and Leung Road to the west.

The approved development concept plan includes a mixture of residential land uses including about 23.5 acres of single family lots and about 6.5 acres of multi-unit dwellings. A local commercial site is provided for convenience retail services. As well, about 8.2 acres of open space/park is dedicated for environmental and municipal reserve.

The project will accommodate approximately 300 residential units in total. There will be about 200 detached residential lots in small to medium sizes that cater to the affordable single family market. The remainder will consist of about 100 multi-unit residential dwellings on three sites that provide various forms of duplexes and townhouses for the plus 55 and retirement market.

The property generally falls from its north, east and south sides towards the center west. It is gentling rolling providing good development character and interesting housing and site opportunities. Because of the rolling nature of the land, there are many walkout basement opportunities.

The development is traversed in a north/south direction by Westridge Drive which connects to the northwest sector of the Town and provides easy access to Highway 2. An east/west link to the downtown area is served by Lansdowne Avenue.

A network of private cul-de-sacs and crescents emanate from these two major roads and provide quiet neighbourhoods reserved for the single family residents. The multi-unit residential and commercial sites are located on these same major roads and are favoured with the convenience of more direct access.

The development benefits from an internal dedication of about 15% for park and open space. Some of this land will be used to accommodate two parks specifically designed and developed for active recreation and play area pursuits of the neighbourhood residents. There are also a number of hillside situations where the steep terrain will be aesthetically landscaped with plantings, shrubs and trees.

Linear open space connectors will be made to the large natural open space located along the western boundary of the development. This land is dedicated environmental and municipal reserve that is basically being left in its natural state with pedestrian pathways running through it. It provides about 10 acres of treed land and a captive water pond within, a unique opportunity for viewing bird and small mammal habitat.

Single family lots are mostly mid-sized with widths averaging about 40 feet and areas averaging about 5,000 square feet. There are some small lots available with widths of about 34 feet and areas of about 4,000 square feet. The majority of the lots are served by lanes in the rear.

Housing design and construction is bound by architectural controls which ensure good neighbourhood presentation and protect the investment of residents in their homes. The development also furnishes front yard trees on the lots once houses have been completed and occupied.
